Although Mr. Sheldon’s main legal concentration has for years been environmental law, he has diverse experience in real estate, land use and eminent domain work. He understands technical issues such as accuracy of surveys, developers needs, valuation methods and differences, soil productivity, zoning, mineral rights questions, common law and prescriptive water rights, contract obligations, easement and damages questions. He has experience in both the prosecution and defense of eminent domain matters, which often are ripe candidates for mediation services.
Mr. Sheldon has been involved with planned unit development controversies, including property owners’ rights versus community rights. He served as president of a significant golf/recreation community condominium association, and he has successfully negotiated for satisfactory outcomes that avoided the cost and bad feelings of litigation.
